    Repair, sealing and replacement. Leaking duct in a hot attic is cooling the attic at your expense, and it is a common reason a correctly sized system still cannot keep up.

  • Air handlers and drain lines

    Handler replacement, secondary pans, float switches and a condensate line that has cleanouts, because a blocked drain line is the most common cause of an air conditioning water stain on a ceiling.

  • Maintenance

    Coil cleaning, drain treatment and refrigerant check. In a coastal climate the outdoor coil is fighting salt, and a clean coil is the cheapest efficiency you will ever buy.

  • Repair and diagnosis

    A written diagnosis before parts are ordered, with the cost of the repair set honestly against the cost of replacement when the system is near the end of its life.

Electrical is usually part of the job

A new system frequently needs a new disconnect, a correctly sized breaker or a dedicated circuit, and older panels sometimes cannot accommodate any of it. How do I know what size system my house needs?

Is a bigger system better?
No, and in Florida it is actively worse. An oversized system reaches temperature quickly and shuts off, which means it never runs long enough to remove humidity. You get a house that is cool and clammy, and humidity is what damages flooring, trim and air quality.
Can I replace only the outdoor unit?
You can, but you usually should not. Condenser and air handler are rated as a matched pair, so putting a new condenser on an old handler generally gives you neither the efficiency you paid for nor the warranty you expected. When one half is at end of life, we price both and show you the difference honestly.
Why is water dripping from my ceiling near the air handler?
Almost always a blocked condensate drain. The pan overflows because the line clogged with biological growth, which is routine here and preventable with treatment at maintenance. If there is no secondary pan or float switch, the first sign is the ceiling stain rather than a shut-off, and that is worth correcting.
