A South Florida roof is not fighting snow load, it is fighting ultraviolet, wind uplift and horizontal rain. What fails here is almost never the visible surface. It is the underlayment, the flashing at the wall, the valley metal and the fasteners. We inspect for that first, which is why our estimates sometimes say repair when someone else said replace.
What we install
Concrete and clay tile
The default on Mediterranean-style homes here, and the longest-lived option when the secondary water barrier underneath is done properly. We reuse sound tile where the client wants the existing profile kept and source matched replacements for breakage.
Architectural asphalt shingle
The best value per square foot for most homes, with wind ratings that satisfy the current Florida Building Code when installed to the enhanced nailing pattern. Expect 15 to 20 years in this climate.
Standing seam and metal panel
Concealed-fastener metal handles wind and salt better than anything else and reflects heat instead of storing it. Higher up-front cost, 35 to 40 year horizon.
Flat and low-slope systems
Modified bitumen and single-ply for flat sections, additions and commercial buildings, with tapered insulation so water actually reaches the drains.
Repair or replace
The honest test is not age alone. It is whether the failure is local and the deck is sound.
Repair is enough when
Damage is confined to a section, the roof is inside its expected service life, and the decking underneath is dry and solid. A lifted ridge after a storm, a failed pipe boot or a cracked run of tile are repairs.
Replacement is the cheaper answer when
Leaks show up in more than one place, the underlayment has aged out, or repairs have started stacking up. In Florida, once a roof passes 25% damage the code often requires bringing the whole system current anyway.
Storm and insurance work
After a named storm we inspect, photograph and document in the format adjusters expect, and we will meet your adjuster on site. We do not advance claims or promise an outcome, since that is the carrier's decision, but a documented inspection is what a claim stands on. If your roof is open to weather, we tarp first and paperwork second.

- How do I know whether I need a repair or a replacement?
- It depends on where the failure is and how the deck looks underneath, not on age alone. If damage is confined to one area, the roof is inside its service life and the decking is dry, a repair is the right call. Leaks in several places, aged underlayment or a stack of past repairs point to replacement. We photograph what we find and show you before recommending either.
- How long does a roof replacement take?
- Shingle roofs on a typical single-family home usually run two to four working days. Tile takes longer, often seven to twelve, because tear-off, dry-in and tile loading are separate stages with an inspection between them. Flat and low-slope work depends on how much insulation and drainage has to be rebuilt. Your estimate gives a working-day count, and we tell you if it changes.
- How long should a roof last in South Florida?
- As a working range: architectural shingle 15 to 20 years, concrete or clay tile 30 to 35 years with the underlayment replaced along the way, and metal 35 to 40 years. Ultraviolet load and salt air here shorten every one of those figures compared with inland states.
- Will insurance pay for my roof?
- Carriers generally cover sudden damage from a covered event such as a storm, hail or a fallen tree, and generally do not cover wear from age or deferred maintenance. We document the damage in the format adjusters expect and will meet your adjuster on site, but the coverage decision is your carrier's, not ours.
- What happens if you find rotten decking?
- We price replacement sheathing per sheet in the original estimate, so you already know the unit cost before we open the roof. We photograph what we find, tell you the count and get your approval before installing it.
- Do you clean up the nails?
- Yes. Debris is hauled and we run a magnet sweep over the driveway, walkways and lawn before we leave, then again at final walkthrough.
