The short answer
A Florida carrier will usually non-renew over a roof for one of three reasons: the covering is past the age they underwrite, a four-point inspection flagged it, or there is no wind mitigation report on file. Your options are a documented inspection showing remaining life, repairing the specific items they cited, or replacing. Whichever you choose, get the wind mitigation inspection done afterwards, because it is the one that gives some of the money back every year the policy exists.
Read the letter for these three things
Almost every non-renewal turns on one of them, and they need different answers.

The deadline
It is the only number on the page that cannot move. Permitting alone runs weeks in some municipalities, so the date decides whether a replacement is even possible or whether you are looking at documented repair plus an extension request.

What exactly they cited
"Roof condition" is not a finding. A specific item is. If the letter cites the four-point inspection, get the inspection report itself, because it lists the items and it is the list we quote against.

Whether they asked for age or condition
Some carriers underwrite by age alone and no amount of good condition changes their answer. Others will accept a documented inspection showing remaining life. These are completely different problems and it is worth one phone call to your agent to find out which one you have.
What the four-point inspection covers
Four systems, and the name comes from that. It is usually asked for on older homes and it is not a full home inspection.
Roof
Age of covering, visible condition, evidence of leaks or previous repair.
Electrical
Panel type and capacity, wiring type, obsolete or recalled equipment.
Plumbing
Supply and waste material, water heater age, visible leaks.
HVAC
Age and condition of the system, and whether it is functioning.

Wind mitigation is the one that pays you back
It is a separate report from the four-point, it is voluntary, and it exists to reduce your premium rather than to justify a refusal. The inspector records the features of the house that resist hurricane wind: roof covering and its compliance date, roof deck attachment, roof-to-wall connection, roof geometry, the secondary water barrier and opening protection. Several of those are decided at the moment a roof is installed, which is why the inspection belongs immediately after a replacement and not two years later.
Your three options, priced honestly
Document what is there
If the covering has real life left, an inspection report with photographs and a written assessment of remaining life is sometimes enough for a carrier that underwrites on condition. It is the cheapest answer and it is the first one we look at.
Repair the cited items
When the report lists specific items, they are quoted line by line and corrected, and you get documentation matching the wording your carrier used. This is the common answer and it is the one that fits inside most deadlines.
Replace
When the covering has genuinely reached the end, replacement is the answer, the permit resets the age on record, and the wind mitigation inspection afterwards recovers part of the cost every year the policy runs.

Common questions
- How old is too old for a Florida insurer?
- It varies by carrier and it moves, which is why the letter matters more than any general figure. What is consistent is that shingle is underwritten more conservatively than tile or metal, and that a documented replacement date on a permit is worth more than an opinion about how the roof looks.
- How long is a four-point inspection good for?
- Most carriers accept one for around twelve months, though some ask for something more recent. Check the date requirement in the letter before paying for an inspection you may have to repeat.
- Do I need to replace the electrical panel too?
- Only if the four-point flagged it. Obsolete and recalled panels are one of the most common non-roof reasons a Florida policy does not renew, and most residential replacements are a one-day job. We hold the electrical licence, so it gets quoted and corrected alongside the roof rather than becoming a separate project with its own schedule.
- Will you give me the report even if I do not hire you?
- Yes. The inspection and the written estimate are free and they are yours. We would rather be the company you call back than the company that held your paperwork hostage.
- Can this be done before my deadline?
- Repairs usually can. A shingle replacement typically runs two to four working days after the permit is issued and tile seven to twelve; the variable is the municipality. Bring us the letter with the date on it and we will tell you honestly whether it is achievable rather than finding out together in week three.
