What we see on Deerfield Beach roofs

Our office is on Goolsby Boulevard here, so this is the shortest drive we make. The city splits between mid-century single-family neighbourhoods west of the Intracoastal and the condo strip toward the beach, which are two very different roofs: one is a low-slope or shingle deck that has usually been replaced once already, the other is a shared building where the association, not the owner, holds the decision.

Close enough to the ocean to get salt on the metal, far enough inland that the covering usually ages out before the flashing does. What we find most often is aged underlayment under a surface that still looks fine from the street, and pipe boots cracked by ultraviolet load. Both are cheap to fix early and expensive to ignore.

    Concealed-fastener metal handles wind and salt better than anything else and reflects heat instead of storing it. Higher up-front cost, 35 to 40 year horizon.

  • Flat and low-slope systems

    Modified bitumen and single-ply for flat sections, additions and commercial buildings, with tapered insulation so water actually reaches the drains.
