What we see on Fort Lauderdale roofs
Fort Lauderdale is built around its canals, and salt travels a long way inland along that water. Homes here run from 1950s ranch to new construction on the same street, so the honest answer on any given roof depends far more on what has been done to it than on the postcode. Waterfront properties also need access planned before the crew arrives, because a boat lift and a narrow side yard decide where the dumpster goes.
Close enough to the ocean to get salt on the metal, far enough inland that the covering usually ages out before the flashing does. Standing seam and metal panel
Concealed-fastener metal handles wind and salt better than anything else and reflects heat instead of storing it. Higher up-front cost, 35 to 40 year horizon.
Flat and low-slope systems
Modified bitumen and single-ply for flat sections, additions and commercial buildings, with tapered insulation so water actually reaches the drains.
