What we see on Parkland roofs
Newer construction on larger lots, much of it inside communities that run architectural review. That matters practically: a replacement often has to match an approved profile and colour, and the approval runs on its own timeline alongside the city permit. Worth starting both at once.
Less salt, more sun, and more uninterrupted roof area. That last part matters twice over: it is why heat gain through the attic drives the cooling bill out here, and why these are the roofs where a solar array actually pays, because there is room to size the system to the consumption instead of to the space.

Parkland is newer than most of Broward and it is almost entirely inside associations, which shapes a roofing job here more than the weather does. Concrete tile dominates, roof planes are large and mostly uninterrupted, and the covering is usually still on its first life, which means the conversation is more often about the underlayment or about solar than about replacement. Large clean planes are also the easiest thing in the county to put an array on, and the order matters: panels belong on a roof that is not about to be replaced under them. The gate here is nearly always the architectural committee rather than the engineering, so allow for approval time before the permit queue even starts.

Concrete and clay tile
The default on Mediterranean-style homes here, and the longest-lived option when the secondary water barrier underneath is done properly. We reuse sound tile where the client wants the existing profile kept and source matched replacements for breakage.
Architectural asphalt shingle
The best value per square foot for most homes, with wind ratings that satisfy the current Florida Building Code when installed to the enhanced nailing pattern. Expect 15 to 20 years in this climate.
Standing seam and metal panel
Concealed-fastener metal handles wind and salt better than anything else and reflects heat instead of storing it. Higher up-front cost, 35 to 40 year horizon.
Flat and low-slope systems
Modified bitumen and single-ply for flat sections, additions and commercial buildings, with tapered insulation so water actually reaches the drains.

Municipalities across Broward, Palm Beach and St. Lucie each have their own submittal requirements and their own queue, and that queue is usually the longest part of the timeline rather than the work itself.
